Painting a strata or body corporate property is a different job to a private home, even when the surfaces are similar. Residents still need to come and go, common areas can't be out of action for long, and the strata manager or committee needs a clear, detailed quote before anything is approved.

We scope the work properly up front — what's being painted, what products, what the timeline looks like — so there are no surprises at committee meetings or during the job itself, and we coordinate access and timing to keep disruption to residents to a minimum.

Working with strata managers and committees

Most strata jobs are decided by a committee, not by one person, and the decision usually has to wait for a meeting. That shapes how we quote. You get a written scope that spells out which buildings and surfaces are included, the preparation involved, the products and systems we'd use, and how long the work should take — the level of detail a committee needs to compare quotes properly and put a motion up.

If a quote needs to hold until the next AGM or committee meeting, tell us when that is and we'll work to it. We're happy to answer questions from the strata manager or the committee directly before the vote, and to put anything that changes in writing rather than leaving it as a conversation on site.

Once work starts, we keep the manager in the loop on progress and on anything we find once the surfaces are opened up — render cracks, rust staining, failed sealant or previous coatings that aren't holding. On older buildings that's common, and it's better raised early with a written variation than absorbed quietly and argued about later.

Painting around people who live there

The hardest part of a strata repaint usually isn't the painting. It's that a few dozen households need to get to their front door, park their cars and go to work while it happens. We plan access around the building rather than expecting the building to work around us.

In practice that means staging the work so only part of the complex is affected at a time, giving residents notice before a stairwell, entry or shared walkway is disrupted, and keeping equipment contained instead of spreading gear across the whole site. Common areas get scheduled so they're usable again as quickly as possible, and we clean up at the end of each day rather than at the end of the job.

Security matters too. In buildings with fobs, gates or intercoms we work to whatever the access arrangements are, and we don't leave shared doors propped open for convenience.

Licensed, insured and documented

We hold NSW painting licence 491545C and carry public liability and workers compensation insurance. Strata managers generally need both on file before work starts, along with our ABN (78 692 430 247) — ask and we'll send current copies through.

We also work regularly with builders and project managers on larger residential jobs, which is the same documentation and coordination discipline a strata job needs — scope in writing, insurances current, and site left in a state the next trade can work in.
